We’re a GC (not a design firm). We’ll build from your plans or pair you with vetted architects/designers. Expect constructability reviews, value-engineering options, and cost/schedule impacts up front.
Small interiors: 2–6 weeks; kitchens/baths: 4–10 weeks; additions/basements: 8–16+ weeks; commercial TI: 3–12+ weeks depending on inspections, lead times, and building operations. We’ll give a phase-by-phase schedule before mobilization.
You’ll get a clear scope, inclusions/exclusions, and a milestone payment schedule. Any scope change is documented in a written change order showing cost and time effects—approved by you before we proceed.
For MHIC-governed residential projects, Maryland caps the initial deposit at no more than one-third (1/3) of the contract price (unless special-order items require otherwise). Remaining payments follow progress milestones.
Commercial scopes often require after-hours work, phasing to keep you operational, life-safety coordination, and landlord approvals. Pricing structures may use GMP or cost-plus with open-book allowances.
Included: labor, materials, standard protection, disposal, permits (if in scope), inspections, and warranty. Common exclusions: unforeseen conditions inside walls/underground, owner-furnished items, utility impact fees, hazardous abatement not shown, and third-party design/engineering unless stated.
